“Prefab” covers a lot of ground, from factory-built modular homes to manufactured homes to panelized systems assembled on site. If you’re shopping for a faster, more predictable way to build in Fort Myers or Cape Coral, it helps to know what each one really is. Here’s a plain-English guide, and why we build with panelized SIP construction.
Manufactured, Modular and Panelized: What’s the Difference?
- Manufactured homes are built entirely in a factory on a steel chassis under a federal (HUD) code, then transported to the site. They’re often the lowest upfront cost, but they’re regulated, financed and sometimes valued differently than site-built homes. Miniopolis does not build manufactured homes.
- Modular homes are built in factory sections to the state building code, shipped and set on a permanent foundation with a crane.
- Panelized homes use factory-made wall and roof panels, like structural insulated panels (SIPs), that are delivered flat and assembled on a permanent foundation on your lot. The finished home is a site-built home under the Florida Building Code.
Why Panelized SIP Homes Make Sense in Southwest Florida
- Speed — panels arrive cut to the design, so the shell goes up quickly and spends less time exposed to summer storms.
- Energy efficiency — SIPs combine structure and continuous insulation with very few air gaps, a big advantage in Fort Myers’ heat and humidity.
- Precision — factory-cut panels mean straighter walls and less jobsite waste.
- Design flexibility — panels are cut to your plan, from a 480 sq ft ADU to a full custom home.
- Code-built and financeable — a permanent, permitted home that can typically be financed like any other new home. Get preapproved to see your options.
What About Storms and Flood Zones?
SIP homes are engineered to the wind loads required for their location under the Florida Building Code, and elevated where flood rules require. For lots with the highest wind or flood exposure, such as coastal and canal-front sites, we may recommend ICF or 3D-printed concrete walls, sometimes combined with a SIP roof.
Our Panelized Homes
Our 1/1, 2/2 and 3/2 models can be built with SIPs and start at $145,000, $155,000 and $185,000 before lot-specific costs. Our 1/1 ADU is available as a DIY SIP kit starting at $75,000, or fully built by our team.
Building in Fort Myers and Cape Coral
Before you choose a home, check what your lot needs: utilities or well and septic, fill to reach flood elevation, and local zoning. We review this for every client. See our Cape Coral and Lee County pages.
