Fort Myers home prices keep many families and retirees from owning a home they can afford. Tiny homes are a real answer. Miniopolis LLC designs and builds permanent tiny homes on foundations in Fort Myers and across Lee County. These are code-built homes on your land, not RVs or park models. They’re made to hold up to Florida weather and to hold their value.
Our Tiny Home Models
- 1 bed / 1 bath model — a compact, efficient layout for one or two people, a rental or a guest house.
- 2 bed / 2 bath model — room for a small family, roommates or a home office.
- 3 bed / 2 bath model — our larger small home, starting at $185,000.
- 1/1 ADU — a backyard accessory dwelling unit, where local zoning allows.
Every model can be adjusted for your lot, finishes and budget. We can also design a custom small home from scratch.
Built Stronger Than a Typical Tiny House
Our tiny homes use the same building systems as our full-size homes. That means structural insulated panels, insulated concrete forms and 3D-printed concrete. The result is a tight, well-insulated shell that keeps cooling costs low and stands up to hurricane-force wind when built to Florida Building Code.
Where You Can Build a Tiny Home in Fort Myers
Whether a tiny home is allowed depends on zoning, minimum home size rules, the flood zone and whether the lot has city utilities or needs well and septic. Rules differ between the City of Fort Myers, unincorporated Lee County, Cape Coral and Lehigh Acres. We check your parcel before you spend money on plans. If you don’t own land yet, we can help you find a lot that works. See our Lehigh Acres page for one of the most popular areas for affordable lots.

Fort Myers Tiny Home FAQ
Can I finance a tiny home?
Because our tiny homes are permanent, code-built homes on foundations, they can often be financed like a traditional home or with a construction loan. Talk to a lender about your situation.
How long does it take to build?
It depends on permitting and site work, but small homes generally go up faster than full-size homes. Panelized and concrete systems help shorten the timeline.
Can I put a tiny home in my backyard as a rental?
In some areas, yes, as an ADU or guest house. Check our ADU contractor page, or ask us to review your lot.
