55+ Tiny Homes in Fort Myers & Fort Myers Beach

If you’re 55 or older and want to own a home in Fort Myers or on Fort Myers Beach without the size, upkeep or price of a traditional house, a tiny or small home may be exactly right. Miniopolis LLC designs and builds permanent, single-level small homes that are easy to live in, easy to maintain and built to stand up to Southwest Florida storms.

These aren’t RVs or park models. Every home sits on a permanent foundation, is permitted and inspected like any other house, and is built to the Florida Building Code.

Why Downsizers and Retirees Choose a Small Home

  • Lower cost to buy and own — less house means lower construction cost, smaller utility bills and less to insure and maintain.
  • Single-level living — no stairs inside the home, with layouts designed around how you live day to day.
  • Low maintenance — durable materials and compact footprints mean more time for the beach, the golf course and the grandkids.
  • Close to family — many buyers build a small home as an ADU behind a son’s or daughter’s house, where local zoning allows.
  • Peace of mind in storm season — concrete and insulated wall systems built to Florida’s wind code.

Designed for Aging in Place

We can build in features that make a home safer and more comfortable as needs change:

  • Zero-step or low-step entries and walk-in showers
  • Wider doorways and hallways
  • Blocking in bathroom walls for future grab bars
  • Lever-style door handles and easy-reach storage
  • Good lighting and slip-resistant flooring
  • Ramps or lift options for elevated homes in flood zones

Small-Home Models and Pricing

  • 1 bed / 1 bath — starting at $145,000. Ideal for one or two people who want a simple, efficient home.
  • 2 bed / 2 bath — starting at $155,000. A guest room for visiting family, or a second suite for a caregiver.
  • 3 bed / 2 bath — our largest small home, starting at $185,000.
  • 1/1 ADU — a backyard cottage on a family member’s property.

Your final price depends on the model, finishes, your lot and site work like fill, foundation height, well and septic or utility connections. On Fort Myers Beach and other flood-zone lots, elevation adds cost. We give every buyer a written, lot-specific estimate before anything is signed.

Fort Myers vs. Fort Myers Beach

Fort Myers and Lee County mainland: more lot options, lower land prices and fewer elevation requirements. Areas like Lehigh Acres, North Fort Myers and parts of south Fort Myers often fit a small home well. See Fort Myers tiny homes.

Fort Myers Beach: island living near the Gulf, but most lots are in coastal flood zones, so homes must be elevated on engineered foundations. We design elevated small homes with ramp or lift access in mind. See Fort Myers Beach tiny homes.

  5. Permits and construction — we handle permitting, building and inspections, and keep you updated.

55+ Tiny Home FAQ

Is this a 55+ community?

No. We build individual homes on lots you own or buy, and we design them with older buyers’ needs in mind. If you want to live in an age-restricted community, check its rules on home size and builders.

Can I put a tiny home in my child’s backyard?

In many places, yes, as an ADU or guest house. Rules vary by city and county. Send us the address and we’ll check.

Can I finance a tiny home in retirement?

Permanent homes on foundations can often be financed with construction or conventional loans. Talk to a lender about your situation. Many downsizers pay cash from the sale of a larger home.

How long does it take?

It depends mostly on permitting and site work. Small homes go up faster than full-size homes, especially with panelized SIP or concrete systems.

Will a small home hold up in a hurricane?

Our homes are built to Florida Building Code wind requirements, and elevated where flood rules require. We use SIPs, ICF and 3D-printed concrete. See hurricane-safe homes.
