Coastal and Lagoon Lots
Barrier-island lots in Cocoa Beach, Satellite Beach, Indialantic and Melbourne Beach often fall in coastal flood zones, and some fall under coastal construction rules. Riverfront lots on the Indian and Banana rivers come with their own elevation and environmental requirements. We plan elevation, foundations and drainage early, and coordinate permits with Brevard County or the city where you’re building.
Palm Bay and Inland Lots
Palm Bay has a huge inventory of platted residential lots. Many need fill, and some need a well and septic system. We review utilities, drainage and access before you commit, so your budget reflects the real cost of building on that lot.
