Financing a new home is different from buying an existing one. Here’s how buyers typically pay for a Miniopolis build, and where to start. Miniopolis LLC is a licensed general contractor, not a lender.
Common Ways to Finance a Build
- Construction-to-permanent loan — one loan funds construction in stages (draws) and then converts to a regular mortgage when the home is finished.
- Stand-alone construction loan — a short-term loan for the build, paid off with a separate mortgage at completion.
- Lot or land loan — for buying the land before you build.
- Conventional, FHA, VA or USDA mortgage — for buying a completed spec home, when the buyer and property qualify.
- Home equity or cash — common for ADUs built on an existing property.
- Renovation and rebuild financing — for storm-damaged homes and major remodels.
How Construction Draws Work
With construction financing, the lender releases money in stages as work is completed and inspected, for example after the foundation, framing or walls, dry-in and final. We coordinate with your lender on draw schedules, inspections and documentation so funding keeps pace with the build.

Lending FAQ
Should I get preapproved before choosing a model?
Yes. Knowing your budget first lets us match the right model, lot and finishes.
Can tiny homes be financed?
Permanent, code-built homes on foundations can often be financed. RVs and park models usually can’t be financed the same way.
